India Quay commands a strategic location linking the attractive residential areas of Merchiston and Bruntsfield to the city's financial district, home to over 1 million sq ft of headquarter offices and to the retail core beyond.

One of Europe’s leading conference centres, the EICC is 500 metres away. Bounded by the Union Canal to the south and the West Approach Rd to the north, to which a direct link will open in the summer of 2015, India Quay is easily accessible and well served by public transport.

Numerous bus routes pass close to the site and it is within a 10 minute walk of Haymarket station, the City’s second rail station and a tram and bus interchange. Edinburgh airport lies 7 miles to the west, approximately 20 minutes by car. Princes Street, Edinburgh’s main shopping thoroughfare, is a short walk away.

India Quay will be defined by the quality of the streets and spaces from the buzz of the canalside promenade to the relative calm of the central residential streets. These spaces will be characterised by high quality paving and landscaping and will be predominantly car free with priority for pedestrians and cyclists as all parking will be below ground.
